Smithtown is one of those North Shore names that can mean a few different places. The hamlet covers about 11.9 square miles of land with roughly 8,200 homes, but the address, the tax bill and the school district don't always line up. Here's how I walk buyers and sellers through it.
Town, hamlet or village?
The Town of Smithtown is the bigger government. It takes in the hamlets of Smithtown, Kings Park, St. James and Nesconset, parts of Commack and Hauppauge, and three incorporated villages: the Village of the Branch, Head of the Harbor and Nissequogue. The hamlet of Smithtown is run by the Town of Smithtown. Each village adds its own mayor, trustees and village tax.
What "Smithtown" on an address means
11787 is the Smithtown post office ZIP, and it isn't just the hamlet: Village of the Branch addresses use it too. Parts of the hamlet use Hauppauge's 11788, and Nissequogue mail goes through St. James, 11780. So a mailing address won't tell you if a home is in a village, which school district it's in or what the taxes are. I check all three before we compare prices.
The Bull and the Nissequogue
Whisper, the 14-foot, five-ton bronze bull, has stood at the head of the Nissequogue River since May 1941, right where 25A meets Jericho Turnpike. It nods to the story of Richard Smith riding a bull for a day to mark out the town, which the town itself says may be folklore. From the Bull, Routes 25 and 25A run together east through town, first as Jericho Turnpike and then as Main Street, and split at Route 111 in the Village of the Branch.
The Nissequogue runs about 8 miles north to Long Island Sound at Kings Park, and much of it is tidal, so paddlers go with the tide. It's part of New York's Wild, Scenic and Recreational Rivers system. That means docks, fences, long driveways and new homes near its banks can need a state DEC permit. If you're buying near the river, I make sure that's on your attorney's list.
Lots and zoning
Outside the villages, town zoning sets one-family lot minimums by district: 10,000 square feet in R-10, 15,000 in R-15, half an acre in R-21 and an acre in R-43. The villages do their own zoning. Planning an addition or a pool? I'll pull the zoning before you make an offer.
Parks and beaches
Caleb Smith State Park Preserve, 543 acres on West Jericho Turnpike, has hiking trails, a nature museum and fly fishing on the Nissequogue by permit. Blydenburgh County Park, 627 acres at the river's headwaters off Veterans Memorial Highway, has a 5.7-mile loop trail and campsites. Up 25A in Kings Park, Sunken Meadow State Park has a Sound beach, a three-quarter-mile boardwalk and 27 holes of golf. The town's own beaches, like Long Beach with its marina and boat ramps and Short Beach, both in Nissequogue, are for Town of Smithtown residents with a town parking permit, which you can apply for online.
Getting around
The Smithtown station is on the LIRR's Port Jefferson Branch, east of Huntington, where the electric line ends. Trains out here are diesel, and many trips to the city mean a change at Huntington. For Grand Central, you'll change at Huntington or Jamaica. Check the MTA's TrainTime app for run times. By car, Route 111 runs south through Hauppauge to the LIE at Exit 56, and the Smithtown Bypass (Route 347) meets the end of the Northern State in Hauppauge.
School districts
Most of the hamlet is in the Smithtown Central School District: seven elementary schools (Accompsett, Dogwood, Mills Pond, Mt. Pleasant, Smithtown, St. James and Tackan), Accompsett, Great Hollow and Nesaquake middle schools, and Smithtown High School East and West. The southwest corner of the hamlet is in the Hauppauge district, and parts of San Remo are in Kings Park's. Other parts of the town are in the Commack, Sachem and Three Village districts, so I confirm the district for every address.
Taxes
The town's Receiver of Taxes collects the county, town and school taxes. Bills go out in mid-December, with the first half due January 10 and the second by May 31. In a village, you'll get a separate village bill too; the Village of the Branch bills once a year, due July 1. A seller's STAR exemption doesn't carry over past your first year as owner; after that, you register with the state for the STAR credit if you qualify. If you think your assessment is too high, talk to the town Assessor's Office first, then file with the Town of Smithtown Board of Assessment Review by Grievance Day, the third Tuesday in May.
Selling in Smithtown
In September 2026, 75 Smithtown homes sold, compared with 61 a year earlier, with a median of 21 days on market and 104.7% of list price on average (Redfin). The median for the three months ending September 2026 was $901K. Buyers have a lot to compare, so I price from recent sales in your school district and your part of town, then launch with professional photos and a custom listing film.
