Seller questions

Selling on Long Island, answered.

What is my home worth?
The most reliable answer comes from recent comparable sales nearby, adjusted for your home's condition, updates and lot. Online estimates can miss by a wide margin. Request a free valuation and Frank will prepare one for your home.
How long will it take to sell?
In September 2026, single-family homes sold in a median of 40 days in both Nassau County and Suffolk County, according to OneKey MLS. Pricing it right from day one is the biggest factor in how fast your home sells.
When is the best time to sell on Long Island?
Spring usually brings the most buyers, but well-priced homes sell all year, and fall and winter often mean less competition from other listings. The right time also depends on where you're moving next.
What does it cost to sell?
Sellers typically pay a real estate commission, their attorney's fee and New York State transfer tax, which is 0.4% of the sale price in most cases, plus the payoff of any mortgage. Commissions are negotiable. Frank will walk you through an estimate of what you'll net.
Should I make repairs before I list?
Focus on what buyers notice first: clean, declutter, fix small issues and freshen paint where it's needed. Big renovations rarely pay for themselves right before a sale. Frank will tell you which projects are worth it.
Can I buy my next home before I sell?
Often, yes. Bridge loans, home equity lines and offers contingent on your sale can all help. Frank will line up both timelines so you only move once.
Moving out of state?

Sell here, buy there.

Frank sells your Long Island home and connects you with a trusted agent where you're going, with both closings on one timeline.
