The process

Six steps from pre-approval to keys.

Pre-approval

Your lender reviews income, assets and credit up front, so you shop with a real budget.

Home search

We narrow down neighborhoods, tour homes and look closely at the ones worth a second visit.

Offer

Price, terms and timing written to compete, backed by a pre-approval the listing agent can trust.

Inspection & appraisal

We review the findings together and negotiate repairs or credits where it makes sense.

Final underwriting

Your lender clears the remaining conditions while I keep the attorneys and the other side on schedule.

Closing day

Final walk-through, signatures, and the keys. Then we celebrate.

Payment calculator

What will it cost each month?

Try different prices, down payments and rates to see an estimated monthly payment, including property taxes and insurance, which add up quickly on Long Island.

For illustration only. This is not a loan offer, a rate quote or a commitment to lend. Your actual rate, taxes, insurance and any mortgage insurance will be different. Ask a licensed loan officer for a quote.

Buyer questions

Buying on Long Island, answered.

How much do I need for a down payment on Long Island?
It depends on the loan. Some conventional loans allow as little as 3% down for qualified buyers, FHA loans start at 3.5%, and VA loans can require no down payment for eligible veterans. Many Long Island buyers put 10% to 20% down to lower their monthly payment and mortgage insurance. Your lender will confirm what you qualify for.
Should I get pre-approved before I look at homes?
Yes. A pre-approval shows you what you can comfortably afford and tells sellers your offer is serious. In competitive towns, offers without one are often passed over.
Do I need a real estate attorney in New York?
On Long Island it's standard for the buyer and the seller to each have their own attorney. After an offer is accepted, the attorneys negotiate and draw up the contract, review the title and handle the closing. Frank can recommend local attorneys.
How long does it take to close?
Once an offer is accepted, closing on Long Island often takes 60 to 90 days, depending on the attorneys, the lender and the type of home. Co-ops usually take longer because the building's board has to approve the buyer.
What closing costs should a buyer expect?
Buyers typically pay lender fees, title insurance, their attorney's fee and some prepaid property taxes and insurance. In New York, homes priced at $1 million or more also carry a 1% “mansion tax” paid by the buyer. Your lender's Loan Estimate lists the details.
Do you work with first-time buyers?
Yes. Many of Frank's clients are first-time buyers. He'll walk you through every step, from pre-approval and touring homes to inspections, the contract and closing day.
