The hamlet of Massapequa covers about 3.6 square miles in the Town of Oyster Bay, with roughly 7,400 homes. The Massapequa name also covers Massapequa Park, North Massapequa and East Massapequa, and they don't all share the same taxes, services or school district. Here's how I walk buyers and sellers through it.
South of Merrick Road: the canals
Massapequa's canals reach about a mile inland, and neighborhoods like Biltmore Shores, Harbor Green and Bar Harbor sit along the water south of Merrick Road. Many homes have their own bulkhead and dock, with a run out to South Oyster Bay.
Superstorm Sandy hit this part of Massapequa hard in 2012. Water rose along the canals, and hundreds of homes and buildings had to be gutted and rebuilt. Some homes have been raised since and others haven't, and that difference shows up in flood insurance quotes and in price. My guide to buying a waterfront home covers what to check.
The preserve and Massapequa Lake
The Massapequa Preserve, 423 acres of county land, runs from Merrick Road north to the Southern State Parkway along Massapequa Creek, with Massapequa Lake at its south end. The Bethpage Bikeway starts at Merrick Road and Ocean Avenue and runs north through the preserve toward Bethpage State Park, about 13 miles in all, and the Nassau-Suffolk Greenbelt Trail starts at the same corner. Sunset Park protects the Fort Massapeag site, a National Historic Landmark. Flood zones don't stop at Merrick Road, so look up any address on the FEMA flood map.
Massapequa or Massapequa Park?
Massapequa Park is an incorporated village inside the Town of Oyster Bay, with its own mayor and trustees, building department and village tax. The hamlet of Massapequa around it is run by the town. Massapequa Park homes get a separate village tax bill that Massapequa homes don't, so compare homes on the full set of bills, not just the asking price. I put the two side by side here.
School districts
Most of Massapequa is in the Massapequa Union Free School District: six elementary schools (Birch Lane, East Lake, Fairfield, Lockhart, McKenna and Unqua), Berner Middle School, the Ames Campus for ninth grade and Massapequa High School. A small part of the hamlet is in the Plainedge district, which is based in North Massapequa. Check the district for every address before you compare prices.
Getting around
The Massapequa station on the LIRR's Babylon Branch is in the hamlet, and Massapequa Park station is the next stop east; the branch serves Penn Station and Grand Central Madison, and the MTA's TrainTime app has current times. Sunrise Highway and Merrick Road run east and west, Routes 107 and 135 (the Seaford-Oyster Bay Expressway) head north, and the Southern State and Bethpage State parkways are close by.
Beaches and taxes
Massapequa is in the Town of Oyster Bay, while Seaford and Wantagh next door are in Hempstead. Town residents can use town facilities like Tobay Beach, where non-resident access is limited. The hamlet has no village tax: the bill combines county, town, special district and school taxes. A seller's STAR or veterans exemption doesn't transfer to the buyer, and owners can grieve their assessment for free with the Nassau County Assessment Review Commission (for 2027, January 4 to March 1).
Selling in Massapequa
Massapequa is one of the busiest markets I cover: 66 homes sold in September 2026, at 105.2% of list price on average (Redfin). With that many homes to compare, buyers look closely at the details that move price here: which side of Merrick Road, which school district, and village or hamlet. I price your home from recent sales that match on all three.
