| Closed sales | 881 (−3.0%) | 1,119 (−0.9%) |
| Median days on market | 38 (37 a year ago) | 39 (40 a year ago) |

Higher prices on fewer sales
Both counties closed slightly fewer sales than last August, yet median prices kept climbing and sellers still received at or above their original asking price on average. That pattern usually means buyers are competing for a limited number of homes rather than walking away.
One month is a snapshot, not a trend. Medians move with the mix of homes that happen to close, so a few more waterfront or larger homes can lift them, and a busy month of starter homes can pull them down. I look at several months together before telling a client the market has turned.
Town by town
Town-level numbers come from Redfin and cover all home types, so they won't match the county figures exactly. The median sale price covers the three months ending August 2026.

If you're selling
Well-priced homes are still selling in about three to six weeks, and often above list. The flip side is that buyers notice when a home is priced ahead of the market, and those listings sit. Pricing from recent comparable sales on your street matters more than any national headline. If you'd like that number for your home, request a free home valuation.
If you're buying
Expect competition for well-kept homes, especially under $1 million. Get fully pre-approved before you start, know your top number before you see a house, and be ready to move within days, not weeks. New listing alerts help you see homes the day they hit the market.
