Seaford, Massapequa, Wantagh, Lindenhurst and Smithtown are the towns I work in most. They are close on the map but different on the ground, and their prices show it. Here is how they compare, using the latest numbers available.

The numbers side by side

All home types. The median sale price covers the three months ending August 2026; the other figures are for August 2026, with August 2025 in parentheses.

  • Every town sold above list price on average, from 102.4% in Seaford to 105.4% in Wantagh.
  • Homes went under contract quickly: a median of 18 to 24 days on market.

Seaford: canal-front homes near the bay

Seaford is on Nassau County's South Shore, in the Town of Hempstead. South of Merrick Road, many homes sit on canals with bulkheads and docks; north of it, the streets are inland and residential. The Seaford station is on the LIRR Babylon Branch, and the Wantagh Parkway and Seaford-Oyster Bay Expressway are close by.

By the numbers: a median of $822,000, 41 sales in August (36 a year earlier) and 22 days on market. More on Seaford real estate.

Massapequa: from the canals to the preserve

Massapequa, in the Town of Oyster Bay, runs from canal neighborhoods near the bay up through established streets north of Sunrise Highway, with the Massapequa Preserve's trails and lakes in between. It has two stations on the LIRR Babylon Branch, Massapequa and Massapequa Park.

By the numbers: a median of $998,000, the highest of the five, and 64 sales in August, up from 44. Because the median sits just under $1 million, buyers here often run into New York's 1% mansion tax, which applies to purchases of $1 million or more. More on Massapequa real estate.

Wantagh: a straight run to Jones Beach

Wantagh, also in the Town of Hempstead, sits at the top of the Wantagh Parkway, the direct route to Jones Beach. There are canal-front homes south of Merrick Road, Wantagh Park on the water, and the Wantagh station on the LIRR Babylon Branch.

By the numbers: a median of $879,000, the fastest sales of the five at 18 days, and the highest sale-to-list ratio at 105.4%. More on Wantagh real estate.

Lindenhurst: village living on the Great South Bay

Lindenhurst is an incorporated village in the Town of Babylon, on Suffolk County's South Shore. Canals run south toward the Great South Bay, and the village center along Wellwood Avenue has shops, restaurants and the LIRR station.

By the numbers: the lowest median of the five at $682,000 and the most sales, 70 in August, up from 57. More on Lindenhurst real estate.

Smithtown: North Shore space

Smithtown is on Suffolk County's North Shore, with established neighborhoods, larger lots and wooded streets. The Nissequogue River and Caleb Smith State Park Preserve are nearby, the Smithtown station is on the LIRR Port Jefferson Branch, and the Northern State Parkway and Long Island Expressway are close.

By the numbers: a median of $899,000, 59 sales in August, the same as a year earlier, and homes selling at 105.3% of list. More on Smithtown real estate.

How to read these numbers

Town figures are based on a few dozen sales a month, so a handful of large or waterfront homes can move the median noticeably. They also include every home type, from condos to waterfront colonials. Use them to compare towns, then look at recent sales of homes like yours, on streets like yours, before you set a price or make an offer. For your own home, start with a free home valuation.
