Lindenhurst has been an incorporated village since 1923. It covers about 3.8 square miles of land in the Town of Babylon, with roughly 9,700 homes, between Copiague on the west and West Babylon on the east, and the Great South Bay at the bottom. Here's how I walk buyers and sellers through it.
Village or not? Don't go by the ZIP code
Lindenhurst, NY 11757 isn't only the village. The same mailing address covers the hamlet of North Lindenhurst and the neighborhoods of Venetian Shores and American Venice, and those are run by the Town of Babylon. Inside the village, the village handles building permits, road repair and garbage pickup. Outside it, the town does. So the address alone won't tell you which taxes, services or schools come with a house. I check that for every home before you make an offer.
South of Montauk Highway: the canals
Below Montauk Highway, canals like the Lindenhurst Canal and Little Neck Creek run down to the Great South Bay, and a lot of homes have their own bulkhead and dock. Bulkhead and dredging work on the canals often needs a New York State DEC tidal wetlands permit, so I ask about the bulkhead's age and its permit history early. No dock of your own? The village rents dock space by lottery, open to residents and non-residents, at the Charles J. Cowan Marina at the end of South Wellwood Avenue and a few other village spots.
Sandy and flood zones
Superstorm Sandy hit Lindenhurst hard in 2012. The surge flooded about 1,600 properties south of Montauk Highway, and a lot of homes there were raised afterward. Some were and some weren't, and you'll see that in flood insurance quotes and in price. Look up any address on the FEMA flood map and ask the seller for the elevation certificate. My guide to buying a waterfront home covers the rest of what I check.
What the village runs
Village Hall is at 430 South Wellwood Avenue, and garbage, recycling, yard waste pickup and street sweeping go through the village's Department of Public Works on Albany Avenue. Building permits come from the village Building Department, not the town, and I always ask for permits and certificates of occupancy on past work before you buy. The village also runs Shore Road Park, with a playground and benches facing the water, and Village Park on North Alleghany Avenue, with ballfields and tennis and pickleball courts.
Town beaches and Venetian Shores
The village is part of the Town of Babylon, so residents can buy a town beach permit ($50 for 2026) for Cedar, Gilgo and Overlook beaches off Ocean Parkway and the bay beaches at Tanner Park and Venetian Shores. Overlook, Tanner Park and Venetian Shores are for town residents only. Venetian Shores, on Venetian Boulevard, has a bay beach, a spray park and a playground.
Getting around
The Lindenhurst station sits up on the elevated tracks at Wellwood Avenue and East Hoffman Avenue, on the LIRR's Babylon Branch, with trains into the city at Penn Station and Grand Central Madison; it got elevators in June 2024. Check the MTA's TrainTime app for current times. Village commuter permits for the lots across from the station cost $75 a year for village residents, and non-resident permits go by lottery in November. By car, Montauk Highway runs east and west through the village, Sunrise Highway crosses North Lindenhurst with an exit at Wellwood Avenue, and Wellwood keeps going north to the Southern State.
Schools
The whole village is in the Lindenhurst Union Free School District: Albany Avenue, Alleghany Avenue, Daniel Street, Harding Avenue, West Gates and William Rall elementary schools, Lindenhurst Middle School, Lindenhurst High School and the Lindenhurst Academy. American Venice, outside the village, is in the Copiague district, so I confirm the district for every address.
Taxes: two bills in the village
Every Lindenhurst home gets a December tax bill from the Town of Babylon's Receiver of Taxes for county, town and school taxes plus special districts, such as sewer where it applies, with halves due January 10 and May 31. Village homes also get a separate village tax bill, mailed by March 1 and due April 1. Compare homes on the full taxes before exemptions: the STAR exemption isn't available to new homeowners, so a buyer registers with New York State for the STAR credit instead.
Think your assessment is too high? For the town bill, file a grievance with the Town of Babylon's Board of Assessment Review. The window usually runs from mid-April to the third Tuesday in May. The village has its own assessor, and its grievance period runs from November 1 to the third Tuesday in November.
Selling in Lindenhurst
Lindenhurst is busy: 60 homes sold in September 2026, compared with 63 a year earlier, at 103.3% of list price on average and a median of 28 days on market (Redfin). The median price for the three months ending September 2026 was $680K; see how that stacks up in my town-by-town price guide. Buyers have plenty to compare, so I price your home from sales that match it: same side of Montauk Highway, village or not, water or inland. Then I make a custom listing film so it stands out the first weekend.
