How it works

Six steps, one point of contact.

Selling on Long Island and buying in another state means two markets, two sets of rules and two closings. Frank keeps both on one plan, so you always know what happens next.

Your plan & timing

Where you're going, when you need to be there and whether to sell first, buy first or line both up for the same week.

Price & prep here

A valuation built on recent Long Island sales, plus the repairs and staging worth doing before you list.

A trusted agent there

Frank introduces you to a licensed agent in your new area and shares your budget, timing and must-haves, so you don't start from scratch.

Financing that travels

A lender who can work with both sides of your move, including a bridge loan or a rent-back if the timing is tight.

Sell while you're away

Showings, offers, inspections and the attorneys handled here, with updates by phone, text or video.

Two closings, one move

Closing dates lined up so your sale can fund your purchase and the movers only come once.

Wherever you're headed

Sell here, buy there.

Pick where you're going and tell Frank a little about your move. He'll put together a plan for both ends.

Questions

Moving out of state, answered.

Should I sell first or buy first?
Selling first means you know exactly what you have to spend and you never carry two homes, but you may need a short-term rental or a rent-back. Buying first means one move, but you'll need a bridge loan, a home equity line or enough savings to cover both for a while. Frank will help you weigh both against your timeline.
Can I sell my Long Island home after I've already moved?
Yes. Frank handles showings, offers and inspections here, and your attorney manages the contract and closing. In many cases you can sign closing documents ahead of time and never come back for closing day.
How does Frank work with an agent in my new state?
Frank introduces you to a licensed agent in your new area and shares your budget, timing and must-haves, then stays in touch with them so both sides of your move line up. You're always free to choose any agent. If Frank refers you, he may receive a referral fee from that agent's brokerage; it doesn't add to your costs.
Will I owe tax when I sell?
If you owned and lived in the home for at least two of the five years before the sale, you can generally exclude up to $250,000 of gain ($500,000 for married couples filing jointly) from federal income tax. Sellers in New York also pay a state transfer tax, 0.4% of the price in most cases. If you've already left New York when you sell, the state may require an estimated tax payment at closing (Form IT-2663), though that generally doesn't apply when the whole property was your main home. Ask your accountant how this applies to you.
What if I need to move before my home sells?
You have options: a short-term rental in your new area, a bridge loan or home equity line, or a rent-back that lets you stay in your Long Island home for a while after closing. Frank will help you pick the one that fits.
Is it harder to sell in winter or over the holidays?
There are usually fewer buyers, but there are also fewer homes for sale, and the people looking are often serious. A well-priced home can sell any time of year. Frank will tell you what's moving in your town right now.
